When you see one of our properties, it will take you to a link with property information, a video walkthrough of the home, as well as many time options to book a showing. With available times throughout the day and through the week, you are sure to find a time that works for you! After scheduling, make sure you confirm it through your email or text; this lets us know that you will for sure be there! What To Ask at a Showing in Gwinnett?

Money

  • Make sure with the agent or PM that there are no hidden fees when leasing a home. Sometimes, management companies will try to throw charges at you even though you might not know what they are for. Here at RPMGG, our charges are very straightforward. The application fee, security deposit, and prorated rent are the typical fees that you will incur when moving into one of our rental homes (not including utility fees for the home). All fees and amounts vary by company, but they are inescapable.

Lawn Care

  • There is nothing worse than moving into a rental home, thinking the lawn is cared for, just to find out it is your responsibility! This is a crucial question to ask, especially in neighborhoods with HOAs. If your neighborhood has an HOA, they will be more hard-nosed on how your yard looks. The last thing you want is to be slapped with a fine for your overgrown hedges when you thought it was going to be taken care of. Do not be afraid to ask questions!

Maintenance

  • There is a very fine line of maintenance in the world of property management. The basic rule of thumb is that anything caused by tenant neglect would fall under the resident’s responsibility. For example, if your child throws some rocks down the toilet, or if you pour grease down your kitchen sink. A licensed professional will be sent out to your property to then determine the cause of the issue. On the other hand, things like basic wear and tear of the property typically fall under the responsibility of the owner. Treat every rental home as your own and take care of it!

Updates/ Repairs

  • Some homes that you tour will be virtually perfect, while others visibly need some TLC. While touring the home it is in your best interest to ask the agent what will/won’t be repaired before move-in. For example, if the paint in the living room has handprints and smudges, ask if it will be repainted. Never assume! Anything that you see in the home that stands out to you, make sure you bring it up in discussion. It’s good to know if something specific would be a dealbreaker for you, whether or not it will be repaired.

Pets

  • Typically, rental properties will have it listed online if they allow pets or not. Some allow small dogs, while some allow just cats, and others prohibit pets. If you sneak a pet into a rental home, there are big charges and fees that could follow; don’t do it!!! Check with the agent to ensure they do/don’t allow pets, and ask what fees come with it. Typically, there is a pet deposit, but some companies add a monthly pet fee that is tied into your rent. This is to cover any damage that pets leave because anyone who has pets knows they aren’t spotless!
